This three-bedroom lakeview villa offers a peaceful alpine retreat for up to 6 guests, with lake and mountain views throughout.
The Space
Set across three levels for privacy, the villa is fully equipped with a kitchen, laundry, a living and dining area, three balconies, three bedrooms and two bathrooms — one of which has been newly renovated.
The entrance and third bedroom sit on the top level. One level down is the open-plan kitchen, dining and living area, with its own balcony. Down again on the lowest level are the master bedroom and second bedroom, both bathrooms, the laundry, and two further balconies opening off the downstairs bedrooms
Bedrooms: 3
Bathrooms: 2 – main bathroom: bath with overhead shower; ensuite: standing/ walk in shower. All bathrooms are on the lowest level.
Kitchen: Fully equipped with an oven, gas cooktop, dishwasher, fridge/freezer, microwave, and kettle.
Balcony: 3 – one that comes off the living area and the other two from the downstairs bedrooms
Standard bed configuration:
Bedroom 1 (Main): 1 King bed
Bedroom 2: 1 Super King bed (or 2 Single beds)
Bedroom 3: 1 Queen bed
Let us know your preferred configuration at least 3 days before arrival. Changes requested after check-in incur a fee of NZD $100 per bed plus a NZD $10 call-out fee, which covers our external cleaners coming to rearrange beds and fit new linen.
Guest Access
Guests have full use of the whole villa — kitchen, living and dining area, all three bedrooms, both bathrooms and both balconies — plus free, uncovered parking in the top car park (not allocated).
The Neighbourhood
Villa Del Lago is set on the lakeside of Frankton Road — a small, private complex with magnificent lake and mountain views, situated right above the Queenstown Trail.

Other Things to Note / Good to Know
Stairs: Access from the top car park to the villa entrance is step-free; however, internal stairs connect the three levels within the villa, so it isn’t suitable for guests with mobility issues.
Power: Running too many appliances at once may trip the power
Fire alarm: Sensitive, so please take care when cooking and have the extraction fan turned on
Fireplace in this villa is not currently operational. An upgrade is scheduled for completion by mid Nov 2026.
Frankton Track is undergoing works till 2027 Q2.
Some units in the Villa del Lago complex is undergoing new fireplace installations until 2027 Q2.
Extra linen and a mid-stay clean are available for a fee.
Baby Bundle (portacot, high chair, baby bath) is available on request for NZD $50.
Please make all requests at least 3 days before arrival — later requests incur an additional NZD $10 call-out fee.
The first round of amenities is complimentary. If you’re staying more than 5 days, we’d recommend picking up extra during your stay.
House Rules
Maximum of 6 guests, with children aged 0–2 staying free.
At least one guest must be over the age of 22
No pets, parties, or smoking/vaping indoors — and please, no glitter
This property is in a residential area; quiet hours run from 10:00 PM to 7:00 AM.
Interaction with Guests
This villa has self check in, and your arrival instructions will be emailed to you 24 hours before arrival. There is no reception on site.
